It is a common practice at Planex to divide the land plots, on which we construct our buildings, into ideal parts, entitled to each individual property.
This division is proportional to the area of the property and is documented in the floor area calculation of the building, or by a separate technical expertise for distribution of the land area among the property owners. Both documents are assigned to prepare to a licensed expert at the Chamber of independent appraisers in Bulgaria.
In conveyancing of the individual properties, we also transfer to the buyer the entitled ideal parts of the land plot, on which the respective building is constructed.
The documented legal act is executed after payment of the final deposit according to the preliminary contract. This is usually done after issuing of a Practical completion certificate with rights of use or a Certificate of commissioning.
