Declaring a property

In compliance with the Local Taxes and Fees Act, each owner of a real estate property in Republic of Bulgaria is obliged to declare it at the Local Taxes and Fees Directorate of the respective municipality.

The declaration should be submitted within two months from:

-      the date of the property acquisition (the date of the title deed), if this property is in a building already operational, or

-      the date of issuing Practical Completion Certificate with rights of use/ Certificate of registration and Commissioning Certificate, if the building is still in construction at the time of the property acquisition.

If you have purchased a property in Sofia city, you can declare it at the Local Taxes and Fees Department of Sofia Municipality for the respective region according to the administrative address of the property.

Those who have purchased a property in Varna city, can declare it at the Information Center of Varna Municipality in Musala Square or in the building of the Data Center on 191 Slivnitsa Blvd.

The following documents are necessary for the declaration: title deed (a copy), Practical Completion Certificate with rights of use/ Certificate of registration and Commissioning Certificate (a copy), declaration in compliance with Art. 14 of the Local Taxes and Fees Act (the form is available upon request at the municipality) and your Identity Card.

If there are more than one property owners, one of them declares the property, enlisting the rest in the declaration form.

An authorized person can also fill in the declaration.
